What did similar homes sell for — combined?

Add up the sale prices of the comps your agent pulled. Three to five recent, nearby sales of a similar size and condition is the sweet spot.

Why it matters: buyers price your home against what actually closed nearby, not what you hoped it was worth. Sold beats listed, every time.

How many square feet were those comps, in total?

Add the living area of the same homes you just priced. Use the same set — mixing homes here is the most common way this gets skewed.

Why it matters: total price ÷ total square feet gives the neighbourhood's price per square foot — the single number appraisers and buyers lean on most.

The market

How long did those comps take to sell?

Average the days on market across the same comps. Your agent's MLS report lists this for every sale.

Why it matters: this is your baseline pace. Everything the calculator estimates is a stretch or a shortening of this number based on how you price.

What price are you considering?

The number you're thinking of listing at — not what you owe, and not what you wish it were worth.

Why it matters: the first two weeks bring your most motivated buyers. Price above the comps and you spend that window teaching the market what you're not worth.

Heated, finished living area — the figure on the tax record or your listing. Garages and lanais don't count.

Why it matters: this turns your asking price into a per-square-foot figure that can be compared like-for-like with the neighbourhood.
